BASIC FUNCTION AND RESPONSIBILITY

This position is a general maintenance position specifically oriented to the repair and maintenance of equipment in plant including boilers, chillers, fuel handling systems, Medical Air Equipment, Medical Vacuum Equipment, piping systems, boiler controls, and all associated equipment. Repair and maintenance projects vary from routine preventative assignments to projects requiring repair troubleshooting, measurement and adjustment, evaluation of parts needs, replacement of repair parts as needed. Job performance is evaluated by visual inspections for workmanship quality and functional operation following repair. The Contacts for this position are, Engineering staff in plant maintenance group plant operations personnel, plant supervision and management, other department skilled trades personnel, contractors, and supply vendors.

ESSENTIAL FUNCTIONS

Complete inspections of all plant mechanical equipment, determine necessary repairs, and complete actual repair as needed. Typically complete valve repair, basic piping and plumbing, painting, steam trap repair, instrumentation installation, and insulation work.

Complete repair and maintenance of boiler equipment such as: installing various refractory systems, repairing and repacking valves, rebuilding steam traps, cleaning and inspecting boiler fireside and water sides, adjusting and repairing blowers, repairing and replacing lagging and insulation, repairing water columns, replacing gaskets, checking dampers, inspecting fans, and repairing other associated components as needed.

Install and maintain plant equipment such as: pumps, motors, valves, fans, gearboxes, chain and belt drives, heat exchangers, turbines, generators, engines, cooling towers, tools, blowers, conveyors, feeders, scales, and other equipment.

Complete routine equipment inspection, testing, and maintenance. Notify supervisor(s) of potential problems discovered during routine inspections and maintenance. Recommend solutions for repair. May initiate emergency repairs without supervisory authorization. Maintain appropriate documentation of findings and work performed.

Manage boiler operation typically during start-up. Help start-up boilers and bring to operating pressure. Help start booster fans, heat up baghouse compartments, and place baghouse in service.

Use and maintain in the normal daily job function, the following list of tools and equipment: Various hand tools, grinders, drills, band and disk cutters, propane torch, acetylene torch, electric arc welder, electric arc plasma cutter, grit blasters, etc.

Coordinate with plant supervision and engineering on projects and maintenance; prepare material lists, review inventory needs, review schematics, construction drawings, and equipment manuals, and assist in maintaining hospital plant maintenance records. May prepare cost projections for maintenance / replacement decisions.

Complete rigging and heavy lifting of various materials utilizing and operating chain/cable hoists, engine hoists, pallet jacks, fork lifts, and small portable cranes.

Maintain plant to meet required NFPA codes, Joint Commission guidelines, and to provide safe, reliable utilities to customers.

Follow all plant safety and maintenance policies and procedures. Coordinate with plant operations to remove and return systems to service. Clean work area upon completion of work day or work assignment; maintain the department's physical facility / work area in a safe and clean order.

Assist in maintaining department inventory records, taking physical inventory, assessing material needs and preparing requisition orders. May assist in receipt and storage of materials as they are received.

Perform other related duties as assigned.

May complete unit/department specific duties as outlined in department documents.

SUPERVISION RECEIVED

Administrative supervision is received from the supervisor, typically receiving oral and written directions from the plant

maintenance supervisor. Work assignments may be task or project oriented depending on need. May occasionally instruct and guide other plant personnel assisting in work.

REQUIRED QUALIFICATIONS

PREFERRED QUALIFICATIONS

Completion of all training requirements of Plant Maintenance Specialist I. Additional license/certification requirements as determined by the hiring department.
